NW Plan Source FAQ List


1.  What drawings do I get when I buy a package?
Our drawings include General Notes, foundation plan, floor plans, a roof plan, exterior elevations, building sections, wall sections, cabinet elevations, and electrical plans.


2.   Does engineering come included with my package?
If you are building within Washington state, you can purchase engineering at an additional charge for your plans. If you are building outside of Washington state, you need to get a licensed engineer in your state to review and prepare the required structural drawings for your area. You may also contact our office to see if one of the engineers we use is licensed in your state.


3.  Can I just take my package and be ready to submit?
Typically, engineering is required before submitting. You'll also need a site plan to submit, as this is typically required by cities and counties. You can have your builder prepare this or we can prepare one at an additional charge.


4.  Will my plans work where I live?
If you are building outside of Washington state, you will need to have a local designer/architect and/or engineer review your plans prior to submitting.


5.  How do I get additional sets?
When you order your plans, you will have the opportunity to select how many sets you would like.


6.  How many sets will I need?
Each jurisdiction is different, but 2-3 sets is standard for most cities and counties. With your package, you also get one set for yourself, and one for your contractor to use for bidding purposes. You can order additional sets when you make your purchase.


7.  How do I make changes to my plans?
You can submit change requests via email, mail, or make an appointment to meet with one of our designers at our office.


8.  Which codes do your plans comply with?
Our plans typically meet the 2003 IRC, however, some have been updated already to meet the 2006 IRC. Please contact our office for specific code information on the plan you are interested in.


9.  Do you provide a materials list with the package?
Because each builder can be as different as each house, a materials list is not included in the package. One can be provided for you at an additional cost. Material lists are prepared through a third party company and typically address lumber quantities only.


10.  How is square footage calculated?
Square footage is calculated based on the heated living space only.  Unfinished basements and garages are indicated separately.


11.  What is a "reverse" print?
A reverse print is a mirror image of the house.


12.  Can I trade plans for a different set/design?
Unfortunately, all sales are final and cannot be traded for different sets/designs.


13.  How long will it take to get my package once I order it?
Generally it will take 2-3 days to print and package your order; then depending on where you live, an additional 3-5 days for you to receive it. Please contact our office for additional delivery time regarding engineering documents.


14.  What if I want a design in the Designer's Sketchbook?
If you like a design in the Designer's Sketchbook, please email info@nwplansource.com and we can discuss how long it will take to make that design available to you.


15.  Is my credit card payment secure?
Yes. We use Cybersource to ensure each credit card transaction is secure. Click here for information about Cybersource.


16.  Do you have a return policy?
Unfortunately, all sales are final and returns are not accepted.


17.  What type of foundation is this drawn for?
All of NW Plan Source's home plans are drawn for crawl space foundations (with the exception of homes with basements, which are concrete slab).
